The queensridge is a residential skyscraper that is situated to the west side of Las Vegas valley in the neighborhood of the summerlin. Most of the construction in began in 2005 and ended in 2007. The queensridge is closer to the shopping, schools, libraries and hospitals. Tivoli property also has a world architectural lifestyle option and unique American destination. Five companies have been involved in the development and construction of the project in order to expand the place.

There have appeared a sparse lineup confirmation of tenants due to the announcement of the Las Vegas property expansion by Tivoli Village owners. During the recession, the expansion of the original plan shelved in the last decade and roughly would add 300,000 square to the Mediterranean-themed retail, office project at Rampart Boulevard and the Alta Drive. It is expected that the new portion to open in October.
The Tivoli Village development plans to upscale home furnishing retailer Restoration Hardware, the open store expansion site, Canter's Deli, a Jewish style eatery and a restaurant are to open in Los Vegas as well. Also, there has no other tenant expansion from the new release that is, built off Rampart, the north of Tivoli's existing building. However, the revealed crop estate brokers work with the tenants to use expertise to help in realizing a full complete vision of Tivoli that is according to the chief executive of Tivoli owner IDB group USA Noam Ziv.

The Tivoli management representative did not immediately reply the request comment of the tenant lineup. It has been a long time coming to an expansion of the Tivoli property. The Tivoli was supposed to open in 2009 with about 500,000 and 200,000 square feet of retail and office respectively. Although the real estate the recession and bust threw a wrench into the plan. The Developers acknowledged mothballing the program, as other investors did with a partially built project throughout the valley, but opted to build in phases instead. In 2011, the first part opened and thus the management said fall 2012 that the second and the final phase the current expansion was expected to end in late 2013. But construction did not commence until fall 2013, and at that time, the developers scheduled to finish in spring 2015.

Besides the Restoration Hardware and Canter's Deli, other occupants for the new portion have supposedly been in the works at one point or another. A real estate broker said to VEGAS INC last summer that hotel group Kimpton is known for sleek designs, pet-friendly properties and, as the dealer has set it that is, the individuals watching are good and had been in talks with open a hotel there between fall and spring 2016, 2017 respectively. At the time, a Kimpton spokesperson said that he did not have to particular extent news to assign. Kimpton also said that he looked forward to with you down the road. In addition, the New York brokerage company the Carlton Group stated that in 2014 that reduced clothing chain H&M had authorized a lease for a 25,000-square-foot store at Tivoli increase site. Tivoli Expansion Recent News

A recent announcement from the owners of Tivoli Village reveals plans to expand the Las Vegas property they own. This is good news but it seems like there are very few takers lining up to avail of the opportunity.This expansion was supposed to take effect ten years ago but was halted due to the recession we recently had to suffer. If this expansion had pushed through then, we would have had an added space of around 300,000 square feet along with Mediterranean themed retail and office project located on Rampart Boulevard and Alta Drive.The new effective date is slated to open in October based on the most recent announcement made today.

Restoration hardware, a high end home furnishing provider, has already made plans to set up shop in the location. In the same manner, Canter Deli, from Los Angeles has also decided to open up one of their Jewish themed restaurant in the area. As of this writing, there are no other prospective clients wishing to put up their establishments here.

This news has however revealed a host of real estate brokers who have expressed interest in bringing in new prospects to fill up the empty slots. According to Noam Ziv, the head honcho at Tivoli and owner of IDB Group USA, these real estate experts are going to use everything at their disposal to sign in new tenants.But, there is no official list of tenants released to the public yet.

This expansion is a long awaited development. Since it was established in 2009, during the last years of the real estate boom, Tivoli was supposed to be opened to the public in 2009. With that came a proposed retail area of 500,000 square feet and 200,000 square feet of allotted space for offices. Sadly, this did not materialize due to the impact of the recession on the real estate market.Although the initial plan of the developers was to completely halt the project, it was instead decided that they would complete the entire project in phases. It is a slow process but the forecasted outcome was to complete the project in the end.With the completion of some phases, Tivoli opened up partially in 2011. In the fall of 2012, management predicted that the second and final phases would be made available with a target date slated on 2013.Construction didn’t begin until 2013 though so that caused another delay pushing the completion date back to the spring of 2015.

Talks of opening up a hotel within 2016 and 2017 are already underway.H&M, a clothing discount store is also interested in filling up a few slots and has signed a lease for a 25,000 square foot store at the expansion site.As of this writing, there are still prospective tenants who are in discussion with the Tivoli management to secure their spot within the expansion area. No definitive news has been released yet on who the final tenants are going to be but it seems like this expansion is headed in the right direction.
